Describe the Visto do Mount?
The Visto do Mount is a residency resort located in Saipem, near Candolim Beach in Goa, India. The resort offers five different types of homes - ranging from a Villa, to a Row House and Studio Apartments. Each home is beautifully designed to give you the ultimate in privacy and luxury. geographical location of your dream house project is approx 170 feet above the sea level.
The Visto do Mount residences are located on top of a hill and surrounded on three sides by verdant forest and the sea and beach on the west. A river flows nearby.. This exotic location is private and exclusive and yet it's only 8 kms from the main city area of Goa. There is a bus stop nearby on Candolim Road. The nearest Railway Station, Tivira, is about 25 kms away.

What is the procedure to buy and acquire a villa/ residence at the Visto do Mount residency resort?
 Step 1: Please visit the 'Home Types and Floor Plans' page in the Resort Information section of this site. You can
      see the details, description and images of the home designs as well as their floor plans. Alternatively, you can
      download brochure with the details.

Step 2: Contact us to find out availability and/or details. Our Executive will get in touch with you.

Step 3: Once you have decided, our Executive will guide you through the process of buying a Visto do Mount
     residence.

Step 4: An Agreement for Sale will be sent to you by post. You must sign the said agreement for sale strictly within 7
     working days from the receipt of the same from Yashnidhi Builders Pvt. Ltd. in the presence of a notary and return
     the duly signed and notarized Agreement for Sale back to Yashnidhi Builders Pvt. Ltd. with earnest / advance
     amount of 20% of total consideration or equivalent to US $ , failing which it can be resulted in your selected villa<
     being sold to some other buyer.
     20% is to be paid on the completion of the plinth.
     20% is to be paid on the casting of the 1st slab.
     20% is to be paid on completion of the masonry.
     10% is to be paid on completion of electric and plumbing work.
     10% is to be paid at the time of possession.

Before the payment of every installment, a certificate from the architect will be sent to you in advance certifying therein the completion of the relevant work.

How can I finance my purchase of property?
As a buyer you can either finance the purchase of your home with personal capital, other personal sources or by refinancing from your own primary homes. You can also get finance from bank or financial institutions. If you are a non-resident Indian, simply comply with the terms and conditions of the bank or financial institutions and produce the required supporting documents as stipulated by the reserve bank of India.

How will I get the necessary licenses?
All required licenses and permissions for construction have already been acquired by the developers on a phase by phase basis, you are not required to do anything.

With whom do I have to enter in agreement with for sale?
The contract or agreement for sale for the purchase of your villa will be with Yashnidhi Builders Pvt Ltd. We are the sole and exclusive global sales agency for the Visto do Mount residency resort project and will act as an unbiased intermediary for every aspect of your purchase. Our agents in Mumbai, India, will handle all your purchase procedures and requirements from inception to completion.

What are the charges for their professional assistance in property buying?
The professional assistance for the documentation procedure for buying the property is a free service provided to the buyer. You need to pay yashnidhi Builders private limited only for the price of the residence that is purchased, and the fees of an attorney, if you have hired one, for any legal services relating to your purchase.

Are there any closing costs?
At the time of final sale deed also known as Conveyance, there are Stamp Duty and Registration charges that will be levied. These charges are imposed by the government of India to convey the proportionate Share, Right, Title and Interest in the larger property in your favour. Additionally, you will be pay the professional fees of the lawyer for the legal services, and paper and documentation work; appointment of Sub-Registrar of Assurances; and the Registration of the Sale documents / Conveyance in your favour. These applicable charges will depend on the prevailing rate at the time of closing the deal and also as per area to be conveyed. The Government of India has also imposed a new service tax for all new villas and construction and the legal fees to oversee all the interim documentation. Please note that with a view to assist you and aid your comfort, we have negotiated a special rate of US$ ______ , with an attorney of Mumbai, India for all purchases at the Visto do Mount. This is not compulsory, but in your interest that we sincerely advise you to use his services.

What amenities do you offer?
At the Visto do Mount residency resort, we have different home types to suit indiviual needs. The amenities are designed for your every comfort while keeping in mind your life style and standard of living. Once you enter through the imposing gates, you will realise luxury, comfort and above all, safety. For your recreation, there is the health club, activity/games room, swimming pools, tennis courts, jogging track etc. There is even a commercial area with a laundry, convenience store and business cafe.

When will my Visto do Mount property be ready?
Each residence is exclusively designed and planned. Once you place your deposit, the construction will start within 30 days of signing the agreement for sale. The completion of your property will be within 12 to 18 months from the date of commencement of construction work, subject to force majure.
Who will manage and look after my property after it is built?
Yashnidhi Builders Pvt Ltd have floated an exclusive maintenance account for the Visto do Mount residency resort. There will be a maintenance staff will look your property and the common areas, the expense for which will be proportionately borne by all the owners.

What would be my running costs?
The running costs include real estate taxes per annum, electricity and water charges, Villa Owners' Association dues and miscellaneous maintenance and management fees as applicable from time to time.

What is the legal status of the property?
The property / land on which the entire Visto do Mount project is planned is a freehold property with clear and marketable title. Indian estate rules and regulations award you a proportionate land rights and the entire community and full ownership of the dwelling (villa / row house / studio apartment).

How will my legal ownership be recorded?
The agreement for sale is the legal document awarded to you by Yashnidhi Builders Pvt Ltd. This document is legally notarized on stamp papers and gives you full legal ownership. At the time of completion and registration of conveyance your name will be duly and legally recorded with all the relevant utility companies and offices.

Can I sell my property whenever I want?
Yes, of course, you can. India is a developing country that has progressed greatly in recent years. Due to this, the rules and regulations are constantly reviewed and revised along a steady path towards liberation of international trade restrictions. Yashnidhi Builders Pvt Ltd will aid you with the best options at the time you wish to sell.

Do I have to sell the property to Indians only? No, you do not have to sell the property in India only. If you are not an Indian national or a person of Indian origin, it is advisable to sell your property to a foreign individual out side India to avoid corporation tax and the complicated Foreign Exchange rules applicable to sale of real estate in India. Whoever you appoint as your estate agent when you wish to sell will advise you on this.

Can I take my money / sale proceeds outside India?
Absolutely. As per the prevailing guide lines of the Reserve Bank of India at relevant time you may take out the sale proceeds out of India.
